Property Maintenance Priorities: What to Paint First (And What Can Wait)

Let’s start with the reality most property managers already know… and the one that doesn’t make things any easier: you can’t do everything at once. Maintenance lists have a way of growing, especially this time of year. And somewhere on that list, exterior painting usually shows up.


But not every area needs attention right away. Some spaces impact how tenants and visitors experience the property every day. Others are more about long-term protection. And some can just wait. If you’re trying to decide where painting fits into your priorities this season, the good news is, there’s a way to approach it without overthinking—or overspending.


Start With What People See First

First impressions matter, especially in commercial properties.


Entrances, front elevations, common areas, and anything tenant-facing should be at the top of the list. These are the spaces that shape how people perceive the property, whether they’re residents, clients, or prospective tenants. Even if the rest of the building is in decent shape, worn or faded paint in these high-visibility areas can make the entire property feel less maintained.


The goal here isn’t perfection. It’s making sure the property presents well where it counts most.


High-Traffic Areas Take the Most Wear

Next, think about usage.


Hallways, stairwells, doors, railings, and other high-touch surfaces tend to show wear faster than other areas. Scuffs, chips, and general wear and tear build up over time, especially in buildings with consistent foot traffic. These areas might not always be the first thing people notice from a distance, but they’re the ones they interact with up close.


Keeping them in good condition helps maintain a sense of cleanliness and care throughout the property.


Protective Needs Come Before Cosmetic Ones

Not all painting is about appearance. In many cases, it’s about protecting surfaces from moisture, weather, and long-term damage. Areas with peeling paint, exposed materials, or failing coatings should move up the priority list, even if they’re not highly visible.


Ignoring those issues can lead to bigger problems later, including repairs that go beyond painting. So while it might be tempting to focus on what looks the worst, it’s often smarter to focus on what could cause the most damage if left alone.


Back-of-House Areas: Plan, Don’t Ignore

Mechanical rooms, service areas, storage spaces, and other back-of-house locations usually don’t need immediate attention unless there’s a protective issue.


These spaces matter, but they typically don’t impact tenant experience in the same way as visible or high-traffic areas. That makes them good candidates for phased planning. Instead of trying to tackle everything at once, these areas can be scheduled over time, allowing you to stay on top of maintenance without stretching your budget too thin.

Think in Phases, Not All at Once

One of the biggest mistakes in property maintenance is trying to do everything in a single push. A more practical approach is to break projects into phases:

  • Address high-visibility areas first
  • Tackle high-traffic and high-wear zones next
  • Plan for lower-priority areas over time


This approach allows you to maintain the overall look and condition of the property while keeping costs manageable. It also gives you flexibility to adjust based on changing needs, budgets, or tenant feedback.


A Simple Way to Prioritize

If you’re not sure where to start, here’s a quick way to think about it:

  • Is it visible to tenants or visitors?
  • Does it get frequent use or contact?
  • Is it showing signs of failure or potential damage?


If the answer is yes to any of those, it’s probably worth moving higher on the list. If not, it may be something you can plan for rather than act on immediately.


The Bottom Line?

Not every painting project needs to happen right away. Some areas impact perception. Some impact durability. Some can wait without causing issues.


The goal isn’t to keep everything looking perfect at all times. It’s to make smart, informed decisions that protect the property, support tenant experience, and make the most of your maintenance budget.
